Our servicing process explained
We aim to make the process of boiler servicing as simple as possible. Outlined below is a detailed guide so you know what to expect.

1. Inspection
The engineer inspects the boiler casing and internal components for leaks, corrosion, or damage. They also check the surrounding area for safe installation, proper ventilation, and confirm that the flue is securely and correctly positioned.

2. Casing Removal
A qualified engineer safely removes the boiler cover to carry out a detailed visual inspection of internal parts, including the burner, heat exchanger, main injector, fan, ignition system, and all seals and joints—checking for wear, damage, or potential faults.

3. Cleaning
The engineer inspects and cleans the condensate trap, burner, electrodes, and heat exchanger, removing any dust, debris, or soot buildup to ensure efficient and safe boiler operation.

4. Flue gas analyser
A flue gas analyser is used to measure carbon monoxide and carbon dioxide levels, assess flame quality and combustion efficiency, and ensure exhaust gases are safely expelled. The engineer also checks that the flue terminal is clear and meets safety regulations.

5. Pressure check
The engineer checks the gas working pressure at the boiler inlet, ensures the gas rate matches the manufacturer’s specifications, and tests for leaks using detection fluid or an electronic sniffer to guarantee safety and compliance.

6. Operational testing
The engineer checks the operation of key components including thermostats, controls, the pressure relief valve, expansion vessel (if fitted), circulating pump, and safety devices like the flame sensor or thermocouple to ensure the boiler functions safely and reliably.

7. System Control Check
The engineer ensures your boiler responds correctly to its controls, including manual thermostats and programmable timers. If you have smart controls like Hive or Nest, these are also tested to confirm seamless integration and proper functionality.

8. Service Report & Documentation
After servicing, a Benchmark service record is completed (typically in your boiler manual), along with a written report detailing any issues, recommended part replacements, or system improvements. The logbook is stamped and signed for warranty validation, giving you full peace of mind.

9. Gas Safety Certificate (If Required)
If you’re a landlord, a CP12 Gas Safety Certificate is issued following the inspection. Homeowners receive a full service report, with a CP12 available on request for additional reassurance or documentation.
